The neighborhood I chose when I moved to Fort Lauderdale.

Las Olas Isles is the address most Fort Lauderdale buyers are picturing when they say they want “waterfront.” The canal network gives nearly every home direct water access, and the boulevard puts you four minutes from restaurants, galleries, and the beach — without the congestion of coastal living.

I’ve represented buyers and sellers here for over a decade. I know which canals have the best dockage, which streets hold their value through market corrections, and what the maintenance reality of canal-front ownership actually looks like. Las Olas is the neighborhood I chose when I moved to Fort Lauderdale. Not because it was the best investment opportunity — because it was the life I wanted. That’s actually the right way to think about it. The buyers who do best here are the ones who chose the lifestyle first and verified the value second.

What I’d tell any serious buyer: pay attention to the canal. Not all canals are equal. Width, depth, bridge clearance, and access to the Intracoastal are the details that separate a $2.4M property from one worth $3.8M. I’ll walk you through exactly what to look for before you’re standing at a showing.

The maintenance reality is also real. Canal homes require more. If you’re not ready for that, there are better neighborhoods for your situation and I’ll tell you which ones.

What makes a Las Olas property more valuable than another? +
Canal width, depth, and Intracoastal access are the primary drivers. A home on a navigable wide canal with direct access will command 20–35% more than a similar home on a narrow, bridge-limited canal. I walk buyers through this before the first showing.
Is Las Olas walkable? +
Yes — for South Florida, exceptionally so. Las Olas Boulevard, the beach, Riverside Hotel, and over 50 restaurants are within easy walking or biking distance. It’s one of the most pedestrian-friendly neighborhoods in Fort Lauderdale.
What are the carrying costs of a Las Olas waterfront home? +
Insurance is the largest variable in South Florida — expect significantly higher premiums on waterfront properties. Combined with taxes, dock maintenance, and HOA (where applicable), carrying costs can add 1.5–2.5% of property value annually. I’m transparent about these numbers upfront.
